Plumbing Maintenance and Repairs Gold Coast

The dripping tap, the running toilet and the rest of the list on the fridge. A drain that keeps blocking is a blocked drain job. We look at the whole list first, and give you a written price before we start.

Vesey Plumbing Solutions fixes dripping taps, running toilets, leaking showers and other small plumbing jobs across the Gold Coast, Monday to Friday, 7am to 5pm. Licensed plumber Jamie Vesey does the work and writes the price down first.

What needs fixing?

A tap that drips

Usually a repair

What is usually behind it

Usually a worn washer or seat inside the tap, or on a mixer tap, a worn cartridge. The tap body itself is usually fine, so a repair is normally the answer rather than a new tap.

What you can do now

Turn it off firmly, but do not force it tighter, which wears the washer faster. Notice whether it drips from the spout or leaks from the base. They are different repairs.

The toilet runs after flushing

Usually a repair

What is usually behind it

Either the valve that refills the cistern is not shutting off, or the seal at the bottom is letting water through to the bowl. Both are parts inside the cistern, not the toilet itself.

What you can do now

Lift the lid and watch the water level. If it rises to the overflow pipe, it is the refill valve. If the level stays put but water keeps trickling into the bowl, it is the seal. Tell us which when you call.

The toilet rocks or leaks at the base

Usually a repair

What is usually behind it

The seal between the toilet and the waste pipe has usually failed, or the fixings holding the toilet down have come loose. A leak at the base can soak into the floor without showing much on top.

What you can do now

Use another toilet if you have one. Wipe around the base and check whether water comes back after a flush. Do not tighten the bolts hard, as that can crack the toilet.

The shower has lost pressure

Depends where it is

What is usually behind it

If only the shower is weak, it is usually the shower head clogged with minerals from the water, or a worn part inside the mixer. If the taps are weak too, the problem is further back in the house.

What you can do now

Run a basin tap and the kitchen tap. If they are strong and only the shower is weak, unscrew the shower head and soak it in white vinegar overnight. If that fixes it, you have saved a call.

Low pressure through the whole house

Needs a look

What is usually behind it

Something before the taps is holding the water back: a tap at the meter that is partly closed, a failing valve that controls the pressure, old pipes narrowed by rust, or a leak on the pipe coming in.

What you can do now

Check the tap at your water meter is fully open. Ask a neighbour whether their pressure has dropped too. If it has, the problem may be in the street, and the City of Gold Coast is the one to call.

A list from a rental inspection or strata report

Worth doing together

What it involves

Inspection and strata lists are usually a handful of small jobs: a dripping tap, a running toilet, a weak shower. Done together, they take one visit.

What to have ready

The whole list, with photos if you have them, the property or lot numbers, and who can let us in.

Something else

Not on the list?

Blocked drains, hot water and burst pipes and leaks each have their own page. Any other small job around the house belongs here.

What to do

Call and read us the list, including the jobs you are not sure are worth a plumber.

A written price. Guaranteed workmanship.

A written price before we start, and our workmanship guaranteed for as long as you own the home.

You get the price in writing before any work begins. If we find something the quote did not cover, we stop and tell you what it means before we touch it. If our workmanship ever fails, we will repair or redo the work, whichever we judge right for the job.

Some jobs cannot be quoted without opening something up. Where that is the case, we tell you before we start.

The workmanship guarantee covers the work we carry out, for as long as you own the property. Anything we supply also carries its manufacturer's warranty, and we will help you claim on it. This guarantee is in addition to your rights under the Australian Consumer Law. How to make a claim, and your consumer guarantees.

Plumbing repair questions people ask

More than people expect, because it never stops. A tap dripping once a second runs all night and all week, and shows up on the water bill, not the floor. It is also one of the simplest repairs in the trade.

A cistern that keeps running has either an inlet valve that is not shutting off or an outlet valve seal letting water past into the pan. You can tell them apart by watching the water level. If it rises to the overflow, the inlet valve is at fault. If the level sits steady and water still moves in the pan, the outlet seal is.

Yes, you can list them all in one booking. A dripping tap, a running toilet and a blocked shower rose can be done in one visit instead of three. Write the list before you call and mention everything, including the things you are unsure about.

An annual check is a reasonable cadence for a rental, and it is worth timing it with the routine inspection. Running toilets and dripping taps go unreported by tenants more often than not, because the water bill is usually not theirs. A leak found during an inspection is a washer. The same leak found in a ceiling is not.

Repair it if the body and the spindle are sound, which they usually are. A leak from the spout is normally a worn jumper valve and a pitted seat, and re-seating and re-washering fixes it. Replace it if the tap leaks from the base or the body, if the thread is stripped, or if it is a mixer whose cartridge is no longer made, which makes it a tap replacement rather than a repair.

Whole-house pressure loss points to something upstream of the fixtures. The usual suspects are a partly closed mains or isolating tap, a failing pressure limiting valve at the meter, corroded galvanised pipework restricting flow, or a leak on the incoming line that needs leak detection. Telling them apart is a diagnostic job rather than something to work out from the tap.

If only the shower is weak, the cause is usually at the shower itself. The holes in the shower head clog with minerals from the water, and the cartridge inside a mixer wears and restricts the flow. Both are simple fixes. If the taps and other showers are weak too, the problem is further back, in the pipes or where the water comes into the house.

Yes. We take jobs from property managers and body corporates as well as owners. Send us the list, the lot numbers and the tenant's contact details when you book, and tell us how each lot needs to be billed.
