Burst Pipes and Leak Detection Gold Coast

A slow leak does its damage out of sight. A burst pipe with water pouring out is emergency plumbing. We find where the water is going before anything gets opened up.

Last reviewed

Vesey Plumbing Solutions finds and repairs leaking and burst pipes across the Gold Coast, Monday to Friday, 7am to 5pm. Licensed plumber Jamie Vesey finds where the water is going, stops it and repairs the pipe, with the price in writing first.

Water pouring out right now?

Turn off the main tap at your water meter. Keep clear of wet power points, lights and appliances. Stay out from under a ceiling that is sagging or dripping. Then call us.

The main tap is usually at the water meter, near the front boundary. In a unit, the building or strata manager may control it.

Outside our hours, keep the water off at the meter, then call us when we open, or email the address and what has happened.

What is the water doing?

A pipe has burst and water is pouring out

Usually a repair

Do this first

Turn off the main tap at the water meter, usually near the front boundary. Keep clear of wet power points, lights and appliances, and keep everyone out from under a sagging ceiling.

Then call

Call us once the water is off. Tell us where it came from and whether it has stopped. Take a few photos before you start mopping up, because they show us and your insurer what happened. If it cannot wait, see emergency plumbing.

Water coming through a ceiling

Usually a repair

Do this first

Turn off the main tap at the meter. Keep clear of wet light fittings, because water and ceiling lights do not mix. Stay out from under the wet patch, and put a bucket under the drip.

Then call

Call us and tell us what sits above that ceiling: a bathroom, a hot water tank or the roof. If it only drips when it rains, mention it, because that points to the roof or gutters rather than a pipe.

The water bill jumped for no reason

Needs a meter test

What is usually behind it

If nothing changed in how you use water, it is going somewhere you cannot see: a toilet quietly running into the bowl, or a leak in a wall, under the slab or in the yard. Under a slab, the bill is often the first sign.

What you can do now

Turn off every tap and check that no toilet is running. Read your water meter, wait an hour without using any water, and read it again. If the numbers moved, tell us when you call.

A damp patch on a wall, floor or slab

Depends where it comes from

What is usually behind it

It could be a pipe leaking inside the wall or under the floor, a shower that has stopped holding its water, or rain getting in from outside. A patch that grows after a shower, or stays damp in dry weather, points to a pipe or the bathroom.

What you can do now

Take a photo and mark the edge of the patch lightly in pencil, then check it again in a day or two. Notice whether it grows after someone showers. Tell us both when you call.

Water running with every tap off

Usually a repair

What is usually behind it

If you can hear water moving with everything off, it is escaping somewhere: a toilet refilling itself, a leak in a wall, or a pipe under the slab or in the yard. A pipe under pressure can leak for months without leaving a wet patch.

What you can do now

Check every toilet first, because a running cistern makes the same sound. Then look at the water meter. If it keeps moving with every tap off, turn off the main tap if you can manage without water, and call us.

A soggy patch in the yard that never dries

Depends what the water is

What is usually behind it

The tell is the water itself. Clean water with no smell, and a water meter that keeps moving with every tap off, means a leaking pipe. A bad smell, or grey or dirty water, means a drain or a sewer pipe instead.

What you can do now

Smell the patch, then check the meter with every tap off. If it smells, keep children and pets off it. Tell us what you found when you call, so we come ready for the right job.

Something else

Not on the list?

Water or rust under a hot water tank is covered under hot water systems, and water that smells is usually a blocked drain rather than a pipe.

What to do

Call and tell us what the water is doing in your own words: where it is, how long it has been there, and whether the meter moves with every tap off. Photos help.

How we find a leak you cannot see

We find a hidden leak to one spot before anything is opened up. You get a written price before the repair starts.

  1. Confirm the leak

We check that water really is escaping before any work starts

  2. Work it down section by section

We rule out parts of the pipework one at a time until the leak is on the section that is left.

  3. Pin it down

We narrow that section to one spot, so only one small area of wall, floor or ground is opened.

  4. Repair and test before closing up

We repair the pipe, then check that the repair holds. Only then does the wall, floor or ground go back over it.

A written price. Guaranteed workmanship.

A written price before we start, and our workmanship guaranteed for as long as you own the home.

You get the price in writing before any work begins. If we find something the quote did not cover, we stop and tell you what it means before we touch it. If our workmanship ever fails, we will repair or redo the work, whichever we judge right for the job.

Some jobs cannot be quoted without opening something up. Where that is the case, we tell you before we start.

The workmanship guarantee covers the work we carry out, for as long as you own the property. Anything we supply also carries its manufacturer's warranty, and we will help you claim on it. This guarantee is in addition to your rights under the Australian Consumer Law. How to make a claim, and your consumer guarantees.

What to tell us when you call

  • Where the water is

The room, the wall or the part of the yard, and whether it is a burst, a drip or a damp patch.

  • Whether it is off at the meter

Tell us if you have turned off the main tap, and whether the meter still moves with every tap off.

  • Photos before you clean up

A few photos of the water, the damage and where it seems to come from, taken before you mop up or move things.

  • Who gives access

For a rental or a strata unit, who we arrange access with: the tenant, the property manager or the body corporate.

Burst pipe and leak questions people ask

We narrow it down in steps before opening anything. First the water meter shows whether water is escaping at all. Then we shut off one section of pipe at a time until the meter stops moving, which tells us which pipe is leaking. We pin the leak to one spot on that pipe, so the repair needs one small opening rather than a trench.

A small opening in one spot, not a new floor. Once the leak is pinned down, any tiles or carpet over that spot come up, we cut a small hole in the concrete, repair the pipe and check that it holds before the concrete goes back. If the pipe is old or has leaked before, running a new pipe around the slab can make more sense. We explain both, with the price, before we start.

Most home policies cover the damage a sudden burst causes, and many exclude the cost of repairing the pipe itself. Gradual leaks are commonly excluded altogether, which is why a slow leak found late can be worse financially than a burst. Check your product disclosure statement, or ask your insurer, before the repair.

Age and rust cause most of them. Older galvanised steel pipe rusts from the inside until the wall is too thin to hold the pressure. The other causes are the ground moving around a slab, tree roots, a hard bang in the pipes when a tap or appliance shuts off quickly, and water pressure running higher than the pipes and fittings are made for.

Turn off every tap in the house and watch the water meter. If it still moves, water is escaping somewhere you cannot see: in a wall, under the slab or in the yard. Check that no toilet is running first, because that moves the meter too. A water bill that has jumped for no reason is the other sign, even when nothing looks wet.

Use the main tap on the pipe beside your water meter, which is usually near the front boundary. Turn the round handle clockwise until it stops, or turn a lever handle so it sits across the pipe. In a unit, the tap may be in a shared meter area that the building or strata manager controls, so ask them where it is before you need it.

Usually one section. A single burst in otherwise sound pipe is cut out and replaced. Replacing more makes sense when the pipe is old and rusting from the inside, or has leaked in several places, because the next weak spot is rarely far from the last. We tell you what we see in the pipe either side of the repair, and you decide.

Yes, and slowly enough that nobody notices until it has. Water leaking inside a wall soaks the plaster and the timber frame, and a cavity that stays damp grows mould. Under a slab, a leak can wash out the ground the slab sits on. Finding it early keeps the repair to the pipe rather than the pipe, the wall and the floor.
